Answers from the people who install them
These are the questions we hear most on estimates in Manhattan and the Bronx. The answers come from 25 years of HVAC work — 20+ in Europe, 5 in New York — and from installing Mitsubishi, Daikin and Gree systems in NYC buildings.
Can a mini-split heat an NYC apartment in winter?
Yes, if the system is a cold-climate heat pump and it is sized for the room. Mitsubishi Hyper-Heating (H2i) models are made to keep heating in cold weather; the exact rating for each model is in the manufacturer's spec sheet. In buildings with central steam heat, the mini-split usually adds cooling and extra heat, and the building heat stays. See heat pumps.
Mini-split or PTAC: which is better for my apartment?
A PTAC sits in a sleeve through the wall and is the simplest swap when your apartment already has one. A ductless mini-split needs a small opening for the lines and an outdoor unit, but it is quieter indoors and gives each room its own control. If your building already uses PTAC sleeves, PTAC replacement is often the fastest route; if not, a mini-split usually fits better.
Do I need my co-op or condo board to approve a mini-split?
Many boards ask for approval before new air conditioning goes in, and some have rules about where the outdoor unit can go and when work can happen. Ask your managing agent for the building's requirements. We give you the equipment details and layout the board asks for.
What affects the cost of a mini-split in NYC?
The number of rooms (zones), the equipment brand and size, how far the outdoor unit is from the indoor units, where the lines and drains can run, electrical work, and building rules on placement and work hours. Because these change from apartment to apartment, we give a price only after seeing the space, in an itemized written quote.
Single-zone or multi-zone: which do I need?
A single-zone system has one indoor unit for one outdoor unit. A multi-zone system runs several indoor units from one outdoor unit, which helps when there is room for only one outdoor unit. Separate single-zone systems can be better when rooms are far apart or have very different loads.
Can a mini-split replace my radiators?
In a house with its own boiler, a cold-climate heat pump can carry most of the heating, and many owners keep the boiler for the coldest days. In an apartment with building steam heat, the radiators usually stay, and the mini-split adds cooling and extra heat in the rooms where you want it.
Can you replace a PTAC unit in the existing wall sleeve?
Often, yes, when the new unit matches the sleeve. If it does not, the sleeve, the grille or the outlet may need to change. We measure the sleeve and check the outlet on the visit, and old unit removal is available.
How often should a mini-split be serviced?
Clean the indoor filters as the owner's manual shows, more often in heavy use, and have the system professionally serviced at least once a year. Service covers the coils, the drain, the outdoor unit and the refrigerant circuit, which keeps the system running efficiently.
Are there rebates for heat pumps in New York?
Programs from NYSERDA, Con Edison and NYC Clean Heat exist, but their amounts and rules change often, so we do not list amounts here. Check the program's official website for current terms. We can give you the equipment model numbers and paperwork a program asks for.
How long does an installation take?
It depends on the number of rooms and the building. You get the timeline in your written quote before any work starts.
