Neighborhoods we serve in Manhattan

Upper East Side, Carnegie Hill, Lenox Hill, Upper West Side, Sutton Place, Midtown East, Murray Hill, Gramercy Park, Flatiron, Chelsea, Greenwich Village, West Village, SoHo, Tribeca, Financial District and Battery Park City. Harlem, Washington Heights and Inwood: see Harlem & Upper Manhattan.

Prewar co-ops and rentals

Steam heat, thick walls and strict board rules. A ductless mini-split adds cooling and extra heat without opening ceilings for ducts.

Condos and high-rises

Many newer buildings use through-the-wall units. We handle PTAC replacement and old unit removal, unit by unit or for a whole floor.

Brownstones and townhouses

Several floors with different needs. A multi-zone heat pump or a ducted system can give each floor its own control.

Offices, restaurants and stores

Service, repairs and preventive maintenance for commercial HVAC, including maintenance contracts.

What is different about installing in Manhattan

  • Board and building rules — approval, work hours and elevator booking. We schedule around them.
  • Outdoor unit placement — roof, terrace, bracket or light well; landmarked buildings and historic districts can have rules about visible equipment.
  • Neat line routes — refrigerant lines and drains run along the cleanest path, and we patch and paint walls and ceilings when we finish.
  • Electrical capacity — older buildings may have limited service to the apartment. We check what the system needs on the visit.

Mitsubishi Diamond System Builder Certified

Diamond System Builder is Mitsubishi Electric's installer certification. Mitsubishi systems we install come with a 12-year manufacturer warranty, Daikin systems we install 7 years and Gree systems we install 5 years. Coverage and conditions are set by each manufacturer.

Manhattan HVAC questions

Do you install mini-splits in Manhattan co-ops and condos?

Yes. We work in co-ops, condos and prewar rentals. Many boards ask for equipment details, a layout and the work schedule before anything is installed. We give you the equipment details and layout your building asks for.

Where can the outdoor unit go in a Manhattan apartment?

On the roof, a terrace or balcony, a wall bracket, or in a backyard or light well. The building decides what is allowed. We look at the options on the visit and tell you which one fits your apartment and your building's rules.

Can you replace the PTAC units in my building?

Yes. We replace PTAC units in apartments, co-ops, condos and buildings, and old unit removal is available. We check the wall sleeve and the outlet on the visit, so the new unit fits.

Is the on-site estimate free in Manhattan?

Yes, for residential new installations and system replacements. You get an itemized written quote to keep, with no obligation. For commercial work, call us to set up a visit.
