Upper Manhattan neighborhoods we serve

Harlem, East Harlem, Morningside Heights, Hamilton Heights, Sugar Hill, Washington Heights, Hudson Heights and Inwood.

Brownstones and row houses

Three or four floors and usually no ducts. A multi-zone ductless mini-split gives each floor its own control, or a ducted system can serve the top floor from the attic.

Heat pumps next to steam or hot-water heat

Many houses keep the boiler. A cold-climate heat pump cools in summer and can carry much of the heating, with the boiler kept for the coldest days.

Prewar co-ops and rentals

Ductless systems in place of window units, and PTAC replacement where the building has through-wall sleeves, with the paperwork your board asks for.

Restaurants and stores

Service, repairs and preventive maintenance for commercial HVAC, including maintenance contracts.

What we check in an Upper Manhattan home

  • Renovation timing — during a renovation, lines and drains can go inside walls and ceilings. In a finished house we find the cleanest route.
  • Line routes between floors — closets, chases and back walls, so the brownstone details stay untouched. We patch and paint when we finish.
  • Outdoor unit placement — rear yard, roof or a rear wall; historic districts can have rules about equipment visible from the street.
  • Electrical service — older houses and buildings may have limited electrical capacity. We check what the new system needs on the visit.
  • Your existing heat — how the heat pump will work together with the steam or hot-water boiler.

Mitsubishi Diamond System Builder Certified

Upper Manhattan HVAC questions

Can you put a mini-split in a Harlem brownstone?

Yes. Most brownstones have no ductwork, so a multi-zone ductless system, or one system per floor, is the usual choice. Lines can run through closets and along the cleanest path, and the outdoor units usually go in the rear yard or on the roof. A renovation is the easiest time to plan it, but we also install in finished houses.

My house is in a historic district. Where can the outdoor unit go?

The rear yard, the roof or a rear wall are the usual spots, out of view from the street. Historic districts and landmarked buildings can have rules about visible equipment. We look at the options on the visit and give you the equipment details for any approval your building needs.

Can you replace window units in a Washington Heights or Inwood co-op?

Yes. A ductless mini-split cools and adds heat without blocking the window. Many co-op boards ask for equipment details, a layout and the work schedule first. We give you the equipment details and layout your board asks for.

Is the on-site estimate free in Upper Manhattan?

Yes, for residential new installations and system replacements. You get an itemized written quote to keep, with no obligation. For commercial work, call us to set up a visit.
